Washed intake filters and took temperature readings. At condenser, took volts and amp draws. Cleaned and tightened electrical connections. Washed and rinsed coils. Upon departure, unit is working properly and within manufacturer specifications.

Homeowner declined washing Air Care filter. Took temperature readings from supply and return. At unit, cleaned out the burner assembly. Removed and cleaned the flame sensor and reinstalled. Checked the gas line for leaks. Checked the back pressure safety switch. Checked all limit switches. Checked the indoor blower and inducer motor amps. Upon departure, unit is working properly and within manufacturer specifications.

Fixed broken drain line. Also, the transformer by thermostat is going out; recommend having a handy man out to replace it.

Upon arrival, homeowner said she heard snapping/slapping noise coming from return. Removed filter from intake and noise stopped. Put filter back in intake and noise continued. Metal on filter is causing noise and would recommend all carboard filter to prevent noise. Upon departure, unit is working properly and within manufacturer specifications.

Upon arrival, found fan motor spinning counter clock wise causing unit not to cool properly. Capacitor was also out of specification. Replaced parts under warranty and upon departure, unit is working properly.

I would recommend upgrading the system because of age and inefficiency. Installed new run capacitor and upon departure, everything is running properly at this time.

Recovered refrigerant and re brazed leak shut. Recharged system to manufacturer specification. Upon departure, unit is working properly and within manufacturer specification. Service complete.

Found thermostat is working intermittently if you touch it, it shuts off the system. Installed new Honeywell thermostat; home warranty company to reimburse her. Service complete.

In Sun City, AZ: DIAGNOSTIC- Upon arrival, cycled system into cooling mode and checked charge due to recent issues with leaks on system. Charge set at 121/445 psig and splits 48/70. Home is 71 degrees. Inspected ducting, blower motor, and contactor all for failures that would cause unit to freeze. Recommended to customer to run system at 74-76 degrees to give it a chance to rest during the hottest part of the day or possibly look into insulating the home to help retain temperatures. Customer was concerned that the 1 year labor, covered with install, would expire with an ongoing issue. Told him we will take care of any issue that would arise if he is having the same issue. Waived diagnostic fee. Service complete.

At the condenser, took volt and amp draws from components. Checked Freon levels with super heat and subcool. Checked start and run capacitors. Upon departure, unit is working properly and within factory specifications.

In Sun City, AZ: System is running. Found Freon pressures very abnormal; expansion valve has been replaced with a non OEM part that does not seem to be correct. Expansion valve is not working properly. Freon is very high on the suction line. Amps are very high on the compressor because of the bad valve and blocked return. Also, supply duct run is crossing over return and blocking 50-75% of the return. Would recommend changing out system and redoing duct work in the elbow.

In Sun City, AZ: Performed system inspection on a seven year old 13 seer Goodman, 3 ton gas package unit that contains R-22 refrigerant. Cycled unit into cooling mode and took temperature reading from supply and return (20 plus degree differential). At the system, checked volts and amp draws and also checked start and run capacitors. Checked Freon levels with super heat and subcool. Also, checked system in heating mode and all components worked properly. Duct work in good condition and did not observe any air leaks. Insulation within specifications as well. Noticed high voltage electrical wires exposed due to damaged liquid tite. Also, sun damaged low voltage wire. Recommend redoing condensation plumbing to terminate off roof. Also, using new gas fittings and gas piping.

Recommend upgrading system due to age and Freon type. SOLD: Morehart AC to install and furnish a 3 ton 14 seer Amana package heat pump system. To include new thermostat, disconnect, whip kit, drain line, and 4X4 stand. To hook up to existing low volt, high volt, and ducting. Pricing covers tax, installation, crane, and removal of existing equipment.
