Had Tom come out to service our AC unit today. He took the time to explain everything to my wife and I, was on time and very thro, respectful, knowledgeable and a great tech. In Glendale, near West Kings Avenue and North 61st Drive performing Fall preventative maintenance on a Goettl package heat pump. Control board is getting stuck in defrost. Board is bad and system is no longer manufactured; cannot get a new control board for a Goettl system. Recommend replacing 5 ton package system. Checked water heater; water heater elements are good but water sample is very dirty; recommend doing a water heater flush or replacing.

Removed and cleaned flame sensor and reinstalled. Cycled heat on. Checked back pressure safety switch. Checked limit switched and safeties. Checked volt and amp draws. Changed return air filter and checked splits. Both systems are new and running properly at this time.

Evap Cooler: Cleaned wet section and drained. Unplugged pumps and motor. Removed motor belt and installed winterization cover on cooler. Package Unit: Cycled system on into cooling and heating mode. Checked volt and amp draws. Cleaned and tightened electrical connections. Checked Freon levels and pressures. Changed return air filter as customer is tired of the whistle from the return grill; recommend a new 30X20 Bar Face Grill.

Took temperature splits in each portion of the house. Supply went from 75 to 61. Everything working properly upon departure.

Removed and cleaned the flame sensor and re-installed. Cycled system on into heating mode. Checked burners and ignitor; both working. Checked back pressure safety switch, safety shut down; working properly. Checked volt and amp draws. Changed return air filter and checked splits. System is working within manufacturer specifications.

In Glendale, AZ: DIAGNOSTIC- On arrival, found cooler #15 leaking water on the roof. Unhooked drain line and found line clogged up after the Ptrap. Blew out drain line with 2 CO2 cartridges and resealed drain line. Checked belt on indoor blower and all is looking good. Service complete.

Sealed secondary pan with silicone as well as evaporative coil box. Vacuumed out water and cleaned out system. Tested lines multiple times; unit is draining properly. Service complete.

To include new treated wood for stand, 16X25 bar faced return grill, disconnect, whip kit, thermostat, and drain line. Customer has the option to have evap cooler removed or kept with installation. To hook up to existing low volt, high volt, and ducting. Service complete.

To include new thermostat, stand 5/12, elbow 21.5/43.5x2.75, drain, disconnect, and fitting for 1/2 conduit to 3/4 with whip. To hook up to existing ducting, low volt, and high volt. Customer wants to add more insulation and address hot spot in main living room. Recommend putting in a high flow 20x25 return in hallway and adding 14 inch return to living room with a 20x20 grill. In addition return and supply ducting will be replaced with 20 inch flex with a 20-14 T. Estimate complete.

In Glendale, AZ: PREVENTATIVE MAINTENANCE- Completed maintenance service in accordance with maintenance checklist. At time of service, customer wanted to address airflow issues with front office. Recommend window treatments as well as modifications of current duct system. In addition, they are having an issue with the Ecobee not responding to commands and resetting. During service, I initially had this same issue. The thermostat is not responding to touch controls; would recommend replacing thermostat. Service and estimates for repair complete.

At the unit, tested capacitor and noticed it running below manufacturer specifications. Replaced under parts and labor warranty. No diagnosis fee due to 5 year membership plan. Upon departure, unit is working properly and within manufacturer specifications.

In Glendale, AZ: DIAGNOSTIC- UPON ARRIVAL, FOUND COMPRESSOR NOT KICKING ON. UPON FURTHER INSPECTION FOUND 55/440 CAPACITOR BAD AND JUMPER TO CONTACTOR BURNT. INSTALLED NEW 55/440 CAPACITOR AND NEW JUMPER. CYCLED ON ALL RUNNING PROPER. SERVICE COMPLETE.

In Glendale, AZ: DIAGNOSTIC- Upon arrival, found unit low on charge causing low pressure switch to shut compressor off. Performed leak search and found indoor coil rusted through. In addition, blower motor is heavily restricted. The electrical terminals are burnt to motor causing it to cycle intermittently. Spoke with homeowner and due to cost of repairs system needs to be replaced.

Control board needs to be replaced to further diagnose the system. Control boards to be picked up from US Air Conditioning.

System is working properly and within manufacturer specifications. Hood vent exhaust fan motor is over amping; needs new 1/2 horse 1725 RPM 115 Volt motor. Estimate given to commercial customer.
