In Buckeye, near West Runion Lane and North 264th Avenue performing a diagnostic on a Daikin mini split. On arrival, found fuse on mini split loose. Tightened up disconnect and reinstalled system. System cycled on and, upon departure, is running properly and within manufacturer specifications.

In Buckeye, near Sun City Festival performing Dual preventative maintenance on 2 York split systems. Upon arrival, customer said upstairs unit was not working. Found unit low on charge and blower motor with assembly has failed. Down stairs system is low on charge as well. Unit is intermittently engaging due to a failed capacitor. Inspected coils in attic and both have heavy rust occurring. Systems use R22 which has been phased out. Recommend replacement of both systems due to Freon type, age, and many other conditions. Units are not functioning upon departure.

Customer has concerns with AC vibrating wall, recommend the line set be buried. This will involve recovery of system, piping new line set at exterior, and replacing filter drier. In addition, during service, noticed secondary pan is getting water stains from supply ducting. Recommend replacing plenum boxes to system that are the right size for system and have a higher r value. Customer said she rents, and will let homeowner know about repairs.

Replaced intake filters and took temperature reading from supply and return. At units, cleaned and tightened electrical connections. Took volts and amp draws from components. Checked Freon levels with super heat and subcool. Recommend hard start kid due to noisy compressor during start up. Washed and rinsed outdoor coils. Upon departure, units working properly and within manufacturer specifications.

Replaced intake filters and took temperature reading from supply and return. At furnace, took volts and amp draws from components. Checked and cleaned all sensors and safety switches. Inspected inlet and outlet gas pressure. Also took static pressure from return and supply. Cleaned and wiped down furnace. Inspected tankless water heater and made sure connections were tight and nothing loose. Vacuumed out water heater as well. Upon departure, unit is working properly and within factory specifications.

Removed power from reversing valve and refrigerant levels would not change. Found restriction in reversing valve causing compressor to short out wingdings. Need to get authorization from home warranty company to supply OEM part from Trane.

Checked Freon levels and pressures. Everything is within manufacturer specifications.

Gas line and flue piping both sealed and proper. Removed and cleaned out flame sensor. Checked back pressure and safety switch. All in working order. Changed return air filters. Recommend upgrading the system because of age and use of R22 Freon. Coil has normal rust for age of system, but is running OK at time of service.

Replaced intake filters and took temperature reading from supply and return. Took volts and amp draws from components. Re tightened Schrader core due to being found loose. Washed and rinsed outdoor coils. Cycled unit into heating mode and took volts and amp draws from components. Found oil on base of blower motor due to seals being worn out. Cleaned flame sensor and remounted on bracket. Cleaned and tightened electrical connections and cabinet.

In Buckeye, near West Portland Street and 30th Avenue performing a diagnostic on a Daikin mini split condenser. Upon arrival, I noticed oil coming from the second port on condensing unit. Removed all covers to air handlers and re tightened fittings; got into attic to make sure no leaks were present on copper fittings or line. In master air handler, noticed oil or condensation on evap coil. Tested with soap bubbles and leak detector, but no sign of leak presented.

Changed return air filter and checked splits: Return 78/Supply 64. Customer requested to put Freon in the system. Charged system with 2 pounds of Freon. System is old and I would recommend upgrading. Service complete.

Installation will include stand 4/12 pitch, elbow side by side 19.5X42.5X3.5, disconnect box, whip kit, thermostat, and drain line. Ducting will need to be enlarged to an 18 inch flexible duct run and a 20X30 intake grill. To hook up to existing low volt, high volt, and ducting. Estimate complete upon departure.

Tightened up all connections on all 3 lines and recharged system with R410A Freon. Split temps: Return 76/Supply 55. System is running within manufacturer specifications upon departure. Service complete.

In Buckeye, AZ: System is very loud and is heavily vibrating due to a bad condensing fan motor. Customer was aware of the issue at start of service; left estimate for repairs. Due to age and condition of system, would recommend replacing system. Customer said she does not want to fix system; she would rather replace it. No warranty on service due to bad motor.

In Buckeye, AZ: System is in poor condition and should be replaced. During service, noticed unit was draining from emergency line. There is free standing water that has rusted out pan. In addition, filters were extremely restricted and appear to have not been replaced in years. This has caused heavy build up in system. At exterior system, there is some wooden cover blocking access to system. It appears this cover has smashed liquid line on system, restricting refrigerant flow from system. Electrical whip is damaged as it appears to have been taped together at some point. Exterior coil is covered in hair. Unit would have to be disassembled to properly remove hair from system. Condensing fan motor is leaking oil around bottom seal. Completed service in accordance with maintenance checklist.

System has a twelve year parts and compressor warranty. Labor is covered for one year after installation. Installation will include electrical, pad, drain, line hide, and line set. Pricing covers tax and installation. This system will service room above garage and will be mounted on exterior wall. In addition extra port will service garage with an additional 24k btu air handler.
